01 The Opportunity
Office Square, a premium serviced office provider, aimed to establish a second location in Abu Dhabi after success in Dubai. They sought office space along the Corniche but faced challenges due to landlord restrictions on serviced office operators. Finding an alternative location that met their needs while ensuring business viability was a key priority.
02 The Solution
We approached the landlord of Nation Towers, which includes an office tower, boutique mall, apartments, and the St. Regis Hotel. With the office tower fully occupied, the landlord agreed to convert a vacant retail space in the boutique mall into office space, offering better parking for Office Square’s customers. We secured a lease at AED 1,300/sqm per year, with a six-month rent-free period and a 10-year term, allowing Office Square to establish two centers in Abu Dhabi.
03 The Approach
We expanded our search criteria to include malls along the Corniche that would consider a change of use within their premises. Since they required office space in this area, the limited supply and landlords’ refusal to accommodate serviced office operators posed challenges. As a result, malls open to repurposing their spaces were considered as alternative options.
