01 The Opportunity
Solomon Islands required a new Embassy in Abu Dhabi but had a limited budget for both rent and CAPEX. They struggled to find a suitable office that met both financial constraints and security requirements. Finding a cost-effective space in an embassy-friendly building was their primary challenge.
02 The Solution
We negotiated the lease terms on their behalf, securing a competitive rate of AED 1,300/sqm per year for a three-year fixed term. The agreement included a three-month rent-free period with no rental escalations. The Prime Minister of the Solomon Islands attended the Embassy's official opening ceremony.
03 The Approach
We sought a 220 sqm fitted office in Makeen Tower that met the budget and required minimal CAPEX. However, the Ministry of Foreign Affairs rejected the property due to security concerns. The search was then refined to embassy-occupied buildings, leading to a 115 sqm shell and core office in Centro Capital, alongside the Switzerland and Deutsch Embassies.
