01 The Opportunity
In 2020, the Polish Embassy sought assistance from Cushman & Wakefield Core to relocate its premises in Abu Dhabi. They are seeking a well-located, cost-effective space that complied with security and regulatory standards. Their goal was to secure a long-term lease in a strategically positioned building.
02 The Solution
We incorporated special conditions into the lease agreement based on the Ministry of Foreign Affairs' inspection report. The process took two years from initiation to lease commencement. We finalised terms including AED 900/sqm per year, a three-month rent-free period, a fixed rent for five years, a 5% annual escalation thereafter, and a 10-year lease term.
03 The Approach
We performed a market study and property viewings to find a suitable location for the Polish Embassy’s relocation in Abu Dhabi. CI Tower in Khalidiya was chosen due to its prime location and competitive rental rates. Lease negotiations incorporated special conditions based on the Ministry of Foreign Affairs’ inspection, ensuring compliance and security.
